REAL ESTATE INVESTING IN BELIZE

Belize is a country with British common laws pertaining to land, property and business.  The country's court system, therefore, provides a firm basis to ensure legitimate business practices are maintained.  It has a stable economy with the Belizean dollar being attached to the US currency at $2.00 BZ = $1.00 USD.  There are international investments in the country of Belize in the areas of utilities, farming, tourism, industry and communications. 

The country although being considered third world, has all the advantages of North American access through convenient international banking and internet connections.In addition, to being the number one tourist destination in Belize, it is also the most developed area.  Ambergris Caye has become a sought after investment opportunity for large and small international investors. The year round population which continues to grow is a melting pot of International Investors and North Americans that blend into the mixture of native Belizean cultures that inhabit the Cayes.  While cultural differences are present in personal preferences and styles, you will find modern grocery stores, health clinics, telephone and internet access and banking services to be quite similar to those you enjoy in North America.

Property values on Ambergris Caye are increasing steadily for the past ten years at a rate of approximately 15-20% in some locations 30-50%.  Development, amenities and availability of properties in an area are the main determining factors of price increases.  Recent publicity through television specials, such as "Temptation Island", and adventure travel specials has brought Belize into the homes of many North Americans.  Yet, it remains a close, yet exotic destination to be explored and enjoyed.

Non-Belizeans may own property or business in Belize 100% with fee simple title.  Expenses incurred in purchasing property include a Government Stamp Duty and legal fees of one (1) to two (2) percent of the purchase price.  Stamp Duty is based on the purchase price and is currently undergoing a reduction.  Please talk to your sales representative for a detailed explanation.  Under normal circumstances your real estate transaction will take from 30 to 60 days.  The Lands Department located in Belmopan, the capital city of Belize, is the only entity who can approve, record and issue titles for property.

The Association of Real Estate Brokers of Belize (AREBB) represents the top real estate professionals in Belize, with a growing membership that includes not only brokers and sales associates, but developers, attorneys, consultants, surveyors, appraisers, and other professionals intimately involved in the industry. AREBB members are the experts in their field and cover the entire country operating under strict standards of ethics and professionalism.

AREBB is actively involved with the Government of Belize in the development of the Real Estate Bill and in formulating and managing training, licensing and other resources for professionals in this burgeoning industry. Our membership represents a wide scope of stakeholders in this industry allowing us to formulize and plan with all pertinent perspectives in mind. The legal frame-work of how to operate as real estate brokers and real estate sales associates in Belize is currently being developed by AREBB and will provide all Belizeans with the opportunity to seek and receive training in real estate and with licensing, allow them to operate legally, ethically and successfully - improving the level of service available in this growing industry.
